Unlocking shared value: How retrofitting commercial real estate lowers costs, mitigates risk, and creates long-term value
Published: April 27, 2026
As companies accelerate their transition to net-zero emissions, they often overlook a strategic decarbonization lever: the real estate portfolios they own, lease or occupy.
The scale of this opportunity extends far beyond individual corporate balance sheets. For businesses with substantial scope 3 emissions, real estate represents a concrete opportunity to drive measurable climate action. Integrating building retrofit strategies into corporate transition plans can unlock an estimated 5−6% emissions reduction potential. Right decarbonization and energy strategies can deliver results fast, in terms of financial benefits and managing physical and transition risks.

This work leverages WBCSD’s Emissions Reduction Accelerator (ERA) to amplify impact and drive action at scale by showcasing a clear roadmap for companies to achieve scope 1 and 2 emissions reductions in the built environment by 2030 through the retrofitting of their commercial real estate assets.

Contribute to shaping practical pathways for action through working groups

We are working with our members to strengthen the business case for retrofitting and accelerate the transition to more sustainable buildings. To address the specific challenges faced across different asset types, we are convening three dedicated working groups: data centers, offices & retail, and manufacturing facilities & logistics centers. These groups bring together corporate real estate owners and solution providers to identify asset-specific barriers, share practical insights, and develop robust investment cases. We invite companies interested in accelerating retrofitting across their real estate portfolios to join these working groups and contribute to shaping practical pathways for action.
